ADU: owner-supplied ductless ceiling-cassette tri-zone; installer must agree to install and warranty owner-supplied equipment. Linesets, condensate, HVAC disconnect hookup, attic platform, startup/test, LADBS HVAC permit + Title 24 docs. Excludes gas piping (done by gas trade), electrical beyond disconnect, scaffolding.
