Our remodel is currently underway at a 3600 sq ft duplex located on Ocean Front Walk in Venice, CA. We are seeking highly qualified concrete polishing and repair contractors to transform the existing lightweight concrete floors throughout the property into durable, aesthetically pleasing, and seamless 'new concrete floors'. This project demands extensive preparation and precision to achieve a premium residential finish, and it is crucial that interested contractors have significant experience working with lightweight concrete substrates. The initial phase of this project involves a comprehensive assessment of the existing lightweight concrete slab. All present imperfections, including cracks, spalling, surface irregularities, and previous repairs, must be meticulously identified and addressed. This will require expert patching using high-strength, compatible repair materials designed for lightweight concrete, ensuring both structural integrity and a uniform base for subsequent steps. Following repairs, the entire 3600 sq ft surface must be brought to a perfectly flat and smooth condition, which will likely involve significant mechanical grinding and the application of a high-quality self-leveling underlayment (SLU) or skim coat layers to achieve stringent flatness tolerances throughout the duplex. Once the substrate is fully prepared, leveled, and cured, the refinishing process will begin. This involves precise mechanical grinding through a progression of grits to achieve the desired level of aggregate exposure and overall surface refinement. Strict dust containment measures are essential throughout this process. A chemical densifier (e.g., lithium or sodium silicate) must then be applied to harden the concrete and enhance its abrasion resistance and durability. The final finish will include the application of a high-performance, clear concrete sealer or coating (such as a penetrating sealer, clear epoxy, or urethane topcoat) to provide excellent stain resistance, easy maintenance, and the owner's desired sheen, ranging from matte to high-gloss. All existing control and expansion joints must also be properly treated and filled. We expect contractors to use only commercial-grade, low-VOC materials suitable for high-end residential applications and specifically compatible with lightweight concrete. This project is part of a larger renovation, requiring seamless coordination with other trades on-site to maintain project timelines and minimize disruption. Contractors must adhere to all local building codes, safety regulations, and environmental standards, and be capable of managing a clean and organized worksite with robust dust and debris control protocols.
