1. Establish final grades for drainage
2. Install irrigation system
3. Spread topsoil and amend soil
4. Install sod or hydroseed
5. Plant trees, shrubs, perennials
6. Install mulch
7. Build hardscape elements
8. Install driveway
9. Install landscape lighting
10. Install fencing if specified
11. Program irrigation
12. Final cleanup
