Job Description
Owner is seeking a licensed CSLB Class B General Contractor to complete a substantial remodel and addition to an existing single-family residence located in Rancho Cucamonga, CA 91701. Owner and architect and structural engineer to pull permits. The existing three-car garage will remain intact in accordance with approved plans prepared by Design Studio Inc.
The project consists of a major first-floor remodel and second-story addition, including approximately 440 square feet of new first-floor expansion and a new 1,643 square foot second story.
First Floor Scope (Addition + Remodel)
The first floor will undergo extensive demolition and reconstruction, including:
* Demolition and rebuilding of the existing open living and dining room area
* Construction of a new kitchen with:
* Butler’s pantry
* Sink and additional storage room
* Relocation and redesign of the first-floor bathroom due to the new staircase placement
* Installation of new windows and a 20-foot sliding glass door system opening to the backyard
* Conversion of the existing workshop into a home theater and gym space, including:
* New bathroom (toilet, shower, sink)
* Sauna
* Dedicated exterior entrance
* Remodel of the existing primary (Master Bedroom 01) bathroom
* Retention of the existing office
* Preservation of the existing three-car garage
Additionally, the project includes raising the existing living area roofline to create a dramatic 20-foot ceiling height with clerestory windows, creating an open-to-below great room effect.
Second Floor Scope (New Construction – 1,643 SF)
The newly constructed second floor will include:
* Primary Suite (Master Bedroom 02) featuring:
* En-suite primary bathroom
* Walk-in closet
* Bedrooms 03 and 04 with a shared bathroom
* Dedicated laundry room
* Loft area
* Open-to-below double-height living area overlooking the first floor
Contractor Requirements
This is a premium-tier residential project. Bidders must:
* Hold an active CSLB Class B General Contractor license
* Be fully insured
* Provide references for comparable second-story addition and major remodel projects
* Review attached plans, scope of work, and schedule of values
* Complete a mandatory site visit prior to submitting a bid
