Frame up a 1800 sq ft house.. steel framing wll be finished. before you start.. you are resposible for woof framing the 2 stories and the basement

Scope of Work

1. Project Overview This Scope of Work covers the complete structural framing for a new 2-story single-family residence with a full basement. Total above-grade living space is approximately 1,800 sq ft. 2. Scope of Work – Framing Contractor Responsibilities The Framing Contractor shall furnish all labor, materials, equipment, supervision, and incidentals necessary to complete the basement, first floor, second floor, and roof framing as detailed in the approved architectural and structural engineering plans. Detailed Framing Scope (Same as previous version): Basement level framing (walls, beams, stairwell) First floor joists, subfloor, and wall framing Second floor joists, subfloor, and wall framing Roof framing (trusses or stick framing), sheathing, and bracing All fire blocking, backing, shear walls, hold-downs, and rough openings Coordination with other trades 3. Materials All lumber, engineered wood, sheathing, connectors (Simpson Strong-Tie or equal), fasteners, and hardware per structural plans and California Building Code. 4. Schedule & Timeline (Updated) Total Framing Duration: 14 calendar days (2 weeks) from the start date. Framing must begin within 3 days of receiving Notice to Proceed. Contractor must provide a detailed daily work schedule. All framing (including sheathing and bracing) must be complete and ready for final framing inspection within 14 calendar days. Daily job site cleanup is required. Early Completion Bonus: If the framing is fully completed and passes final framing inspection before Day 14, the Owner will pay a $2,500 early completion bonus (paid with final payment). Example Timeline: Days 1–3: Basement + First floor joists & subfloor Days 4–8: First & Second floor walls Days 9–12: Roof trusses, sheathing & bracing Days 13–14: Final blocking, cleanup & inspection prep 5. Payment Schedule (Recommended) 30% Deposit upon signing contract and material delivery 40% upon completion of second floor walls 20% upon completion of roof framing & sheathing 10% + Early Completion Bonus (if earned) upon passing final framing inspection 6. Codes & Standards Full compliance with California Building Code, local jurisdiction requirements, and approved structural plans. 7. Exclusions (Same as previous version – foundation, finishes, MEP rough-ins, etc.) 8. Quality, Cleanup & Safety Work must be performed in a professional, workmanlike manner. Daily cleanup and debris removal. Full OSHA/Cal-OSHA compliance.
