We are seeking proposals from qualified and experienced roofing contractors for the complete replacement of the existing roof on our residential property. This project involves the removal of the current roofing system and the installation of a new, high-quality metal roofing system designed for durability, longevity, and aesthetic appeal. Our goal is to secure a watertight, energy-efficient, and aesthetically pleasing roof that enhances our property value and provides long-term protection. The scope of work commences with the safe and complete tear-off and removal of all existing roofing materials, including shingles, underlayment, and any associated flashing, vents, or accessories. All debris must be promptly and properly disposed of off-site in accordance with local regulations. Following the tear-off, a thorough inspection of the existing roof decking (sheathing) is required to identify any areas of rot, damage, or structural weakness. Any compromised decking discovered during this inspection must be documented, reported to the owner, and replaced with new, code-compliant sheathing at an agreed-upon additional cost. The new roofing system will consist of a premium metal roof. While we are open to proposals, we are particularly interested in durable options such as standing seam, stone-coated steel, or high-quality corrugated metal, with a lifespan typically exceeding 40-50 years and a robust finish. The chosen system must include a high-performance synthetic underlayment applied over the entire deck, ensuring superior waterproofing. All flashing for chimneys, skylights (if applicable), vents, valleys, and wall junctions must be new, properly integrated with the metal roofing system, and made from appropriate, corrosion-resistant materials (e.g., pre-painted steel, galvanized steel, or copper where specified). Installation must adhere strictly to manufacturer specifications, local building codes, and best industry practices to ensure optimal performance and warranty validity. This includes proper fastening techniques, integration of a continuous drip edge, and the installation of ice and water shield in critical areas such as eaves, valleys, and around penetrations. Adequate attic ventilation, conforming to current building codes (e.g., 1:150 or 1:300 ratio), must be assessed and, if necessary, improved or installed as part of the new system. The selected contractor will be responsible for obtaining all necessary permits and ensuring all work passes required inspections by the local authority. Upon completion of the roofing installation, the contractor is required to conduct a thorough site cleanup, removing all tools, debris, and materials from the property, leaving the area in a pristine condition.
