For Property Owners

Questions about posting jobs, hiring contractors, and managing your projects.

Posting a job is simple. From your dashboard, tap "Post a Job" and fill in the project details including title, description, category (e.g., plumbing, electrical, general contracting), location, budget range, and desired timeline. You can also add photos and specify any special requirements. Once posted, qualified contractors in your area will be notified and can submit bids. Our AI will also recommend the best-matched contractors for your project.
Bidroom takes contractor verification seriously. Our process includes:
  • License Verification: We confirm active contractor licenses with state licensing boards (e.g., CSLB in California).
  • Insurance Confirmation: General liability and workers' compensation insurance are verified.
  • Background Checks: Optional background screening for additional peace of mind.
  • Portfolio Review: Past work photos and project references are reviewed.
  • Ratings & Reviews: Verified project completions and honest reviews from real clients.
Verified contractors display a badge on their profile, giving you confidence in who you hire.
When you post a job, Bidroom's AI analyzes your project requirements, budget, timeline, and location to identify the most qualified contractors. The algorithm considers contractor specializations, past project performance, client ratings, current availability, proximity, and price competitiveness. You'll receive a ranked list of recommended contractors with match scores, so you can make an informed hiring decision quickly.
Bidroom makes bid evaluation easy. All bids are presented in a standardized format showing price breakdowns, proposed timelines, materials, and contractor qualifications. Our AI Bid Analysis tool goes further by comparing each bid against market rates, highlighting potential red flags (unusually low bids, missing line items, or scope gaps), and providing a confidence score. This helps you choose the best value, not just the lowest price.
Bidroom provides several layers of protection. Since payments are held in escrow, funds are only released when you approve completed milestones. If work doesn't meet the agreed-upon scope or quality, you can request revisions before releasing payment. For disputes, Bidroom offers a mediation process to help both parties reach a fair resolution. You can also create a punch list of items that need correction before final payment is made.
Yes! The free plan allows 1 active project, while Starter, Pro, and Enterprise plans support unlimited concurrent projects. Each project has its own dashboard with milestones, documents, daily logs, payment tracking, and messaging. You can easily switch between projects and get a bird's-eye view of all your active work from the main dashboard.
Bidroom provides comprehensive project tracking tools. Contractors submit daily logs with photos, descriptions of work completed, and hours worked. You can view a project timeline showing milestone progress, upcoming deadlines, and any delays. The platform also offers an AI-powered progress report generator that summarizes recent activity and flags potential issues before they become problems.
Not necessarily. Bidroom's remote project management tools let you monitor progress from anywhere. Contractors upload daily photo logs, provide work summaries, and you can communicate directly through in-app messaging. For properties you own remotely (such as investment properties), you can also hire a project manager through Bidroom to oversee the work on your behalf.
Most jobs receive their first bids within 24-48 hours, though it depends on your location, project type, and budget. Projects in metro areas with standard scopes (like kitchen remodels or roof replacements) tend to attract bids quickly. More specialized or rural projects may take a few days longer. You can also use our AI Contractor Matching tool to proactively reach out to recommended contractors.

For Contractors

Questions about finding jobs, submitting bids, and growing your business.

There are several ways to find jobs on Bidroom. Browse the public job board filtered by category, location, and budget. Set up job alerts to get notified when new projects matching your specialties are posted. Our AI Job Matching tool analyzes your profile to surface the most relevant opportunities. You can also be discovered through our contractor directory when property owners search for your trade.
When you find a job you're interested in, click "Submit Bid" and fill in your proposed price, timeline, materials breakdown, and a message to the property owner. You can also attach documents like your license, insurance certificates, and portfolio photos. Our AI Bid Writer tool can help you craft professional, compelling proposals that highlight your qualifications and increase your win rate.
To become a verified contractor on Bidroom, complete your business profile with your license number, insurance details, and service areas. Our team verifies your active license status with the relevant state licensing board, confirms your insurance coverage, and reviews your submitted portfolio. The process typically takes 2-3 business days. Once verified, you'll receive a verification badge that's displayed on your profile and bids, building trust with potential clients.
Bidroom is free to join and browse jobs. The free tier includes 15 AI credits per month and the ability to submit bids. Paid plans offer more AI credits for bid writing, cost estimation, and other tools that help you win more jobs. There are no per-bid fees or commissions taken from your project earnings. Payments from property owners go directly to you through our secure escrow system.
Here are proven strategies to win more bids on Bidroom:
  • Complete Your Profile: Include high-quality portfolio photos, detailed descriptions of past projects, and all relevant certifications.
  • Get Verified: The verification badge significantly increases owner trust and response rates.
  • Use AI Bid Writer: Our AI creates professional, detailed proposals tailored to each job.
  • Respond Quickly: Contractors who submit bids within the first 24 hours win significantly more jobs.
  • Provide Detailed Breakdowns: Itemized bids with clear pricing build confidence and reduce back-and-forth.
  • Collect Reviews: Positive reviews from past clients on the platform boost your ranking.
Yes! Your Bidroom profile includes a dedicated portfolio section where you can upload photos, descriptions, and details of completed projects. You can organize them by project type, add before/after comparisons, and include client testimonials. A strong portfolio is one of the most effective ways to stand out and win bids. You can also generate a shareable portfolio link to send to potential clients outside of Bidroom.
Bidroom makes documentation easy. From your active project dashboard, you can log daily progress with photos, descriptions, hours worked, and materials used. Our AI Voice-to-Log feature lets you dictate your daily log verbally, and the AI converts it into a professional written entry. These logs create an automatic paper trail that protects you in case of disputes and helps build client confidence throughout the project.
Yes. In your business profile, you can define the geographic areas where you offer services, including specific cities, counties, or a radius around your location. Jobs outside your service area won't appear in your recommendations, and property owners searching for contractors will only see you if their project falls within your defined area. You can update your service area anytime as your business grows.
Bidroom includes a built-in change order management system. When a scope change is needed, you can create a formal change order with a description of the additional work, cost adjustment, and timeline impact. The property owner reviews and approves the change order within the platform, and the project budget and escrow are automatically updated. This creates a clear record and prevents misunderstandings about scope changes.

Payments & Escrow

Everything about how payments, escrow, and financial transactions work on Bidroom.

Bidroom's escrow system provides financial protection for both property owners and contractors. Here's how it works:
  • Step 1: The property owner and contractor agree on project milestones and payment amounts.
  • Step 2: The owner funds the escrow for the current milestone before work begins.
  • Step 3: The contractor completes the milestone and submits documentation (photos, logs).
  • Step 4: The owner reviews and approves the completed work.
  • Step 5: Funds are released to the contractor upon approval.
This milestone-based approach means contractors know they'll get paid for completed work, and owners only pay for work that meets their expectations.
Bidroom accepts all major payment methods including credit cards (Visa, Mastercard, American Express), debit cards, and bank transfers (ACH). Payments are processed through Stripe, a PCI-compliant payment processor trusted by millions of businesses. For large commercial projects, we also support wire transfers. All payment information is encrypted and securely stored.
Contractors are paid when a milestone is completed and approved by the property owner. Once approved, funds are released from escrow and transferred to the contractor's account. Standard transfers take 2-3 business days. Pro and Enterprise users may have access to faster payouts. If an owner doesn't respond to a milestone completion within the platform's review period, the funds are automatically released.
Bidroom charges a small platform fee on escrow transactions to cover payment processing and escrow management. This fee is transparently displayed before you confirm any payment. Standard credit card processing fees apply (typically 2.9% + $0.30). There are no hidden fees, no per-bid charges, and no commissions on the total project value. Enterprise users may qualify for reduced transaction fees based on volume.
If a property owner and contractor disagree about whether a milestone has been satisfactorily completed, Bidroom offers a structured dispute resolution process. Both parties can submit documentation (photos, logs, communications) to support their position. A Bidroom mediator reviews the evidence and works with both parties to reach a fair resolution. During the dispute, funds remain securely held in escrow until the issue is resolved.
Refund policies depend on the stage of the project. If escrow funds haven't been released for a milestone and no work has begun on that milestone, you can typically receive a full refund for unfunded milestones. For milestones where work has already been completed and approved, those payments are non-refundable. If work is partially complete, the dispute resolution process determines fair compensation. All cancellation terms are outlined in the project agreement.
Bidroom generates automatic invoices for every milestone payment. Contractors can also create custom invoices for change orders or additional work. All invoices include detailed breakdowns of labor, materials, and fees. You can download invoices as PDFs for your records, and they're automatically stored in the project's document section for easy access during tax season or for auditing purposes.
Absolutely. Bidroom uses bank-level encryption (256-bit SSL/TLS) for all financial transactions. Payment processing is handled by Stripe, which is PCI DSS Level 1 compliant, the highest level of security certification. We never store your full credit card numbers on our servers. All sensitive financial data is tokenized and managed by our payment processor, ensuring maximum security.
Yes. For projects with well-defined milestones, you can set up automatic escrow funding so that as each milestone is agreed upon, the next payment is automatically funded from your payment method. This streamlines the process for ongoing projects and ensures contractors can start the next phase without payment delays. You always retain approval rights before funds are released from escrow.

Bidroom's AI Cost Estimator uses real market data, regional pricing databases, and historical project data to generate estimates. While no estimate is perfectly precise (actual costs depend on specific site conditions, material choices, and labor availability), our AI estimates typically fall within 10-15% of actual project costs. The tool provides a range rather than a single number, accounting for variables. It's designed to give you a realistic budget baseline for planning and contractor evaluation.
Yes! The AI Bid Writer is one of our most popular tools for contractors. You provide the job details and your pricing, and the AI generates a professional, compelling proposal that highlights your qualifications, addresses the owner's specific needs, and presents your bid in the most persuasive format. You can review, edit, and customize the generated bid before submitting. Contractors using the AI Bid Writer report significantly higher win rates compared to manually written bids.
The Contract Review AI analyzes construction contracts and agreements for:
  • Missing or inadequate clauses (insurance requirements, warranty terms, payment schedules)
  • Unfavorable terms that could expose you to financial risk
  • Ambiguous language that could lead to disputes
  • Compliance with state and local construction regulations
  • Comparison against industry-standard contract templates
  • Lien waiver requirements and mechanics lien protections
The tool provides a risk score and specific recommendations for each issue it identifies.
The Risk Prediction tool analyzes your project details, timeline, location, and historical data to identify potential risks before they materialize. It considers factors like weather patterns, permit processing times, material availability, contractor workload, and seasonal demand. The tool generates a risk assessment with probability scores and specific mitigation recommendations, helping you proactively address issues that could cause delays or cost overruns.
Yes, all AI tools are fully available on the Bidroom mobile app. The mobile app includes additional features like camera integration for the Room Scanner and Photo Progress tools, and voice input for the Voice-to-Log feature. The AI Hub on mobile provides quick access to all tools, and results are synced across your devices in real-time.
Bidroom takes your privacy seriously. Your project-specific data (bids, contracts, communications) is never used to train our AI models without your explicit consent. Our AI tools are built on foundation models and trained on publicly available construction industry data, building codes, and market pricing. Aggregate, anonymized usage patterns may be used to improve the accuracy of our tools, but your personal and project data remains private and protected.
If you exhaust your monthly AI credits, you have several options. You can upgrade to a higher plan for more credits, or purchase additional credit packs from the Premium Store within the app. Credit packs are available in various sizes to fit your needs. You can also wait for your credits to reset at the beginning of your next billing cycle. The platform will notify you when you're running low on credits so you can plan accordingly.
The Compliance Assistant analyzes your project details and location to determine which permits and inspections are likely required. It references state and local building codes, zoning regulations, and permit requirements. The tool provides a checklist of needed permits, estimated processing times, typical fees, and links to relevant government agencies. While it's not a substitute for professional legal advice, it helps ensure you don't overlook critical compliance steps that could halt your project.
